Meetings

Meetings Services

Citywide works in alignment with the Strata Schemes Management Act 2015, which places ongoing responsibilities on Strata Management that must be complied with. Working with legislation, our services include:

  • Meeting preparation and attendance
  • Attend and prepare for annual general meetings with relevant stakeholders
  • Attend and prepare for executive committee meetings
  • Complete notices and minutes for all attended meetings
  • Ensure WHS compliance
  • Organise and prepare maintenance and repairs
  • Prepare, announce and distribute notices, budgets and financial statements
  • Attend and respond to appeals and/or submissions set by residents
  • Provide advice on handling or managing any strata issues

Regular correspondence with executive, committee members and residents of the site are crucial in ensuring optimum strata management is achieved.

Maintenance & Safety

Maintenance & Safety

Citywide Strata are concerned with the maintenance and safety of any property. Over time, the role of strata managers has become more and more complex as the growth of high rise buildings and high density living has fiercely projected. Citywide Strata is accountable for:

  • Ensuring WHS laws are in compliance which includes establishing, communicating and enforcing rules and regulations to the residents of the property
  • Enforcing certain laws to residents, communicating these responsibilities to both owners and lot owners
  • Mediate and encourage dispute resolution between owners
  • Organise and communicate information events, meetings, occasions, etc. to promote resident feedback and involve them in the strata process
  • Comply with the Common Property
  • Issue memorandums outlining maintenance responsibilities for both owners and residents

Financial Management

Citywide Strata is no stranger to financial management. Part of our extensive range of services deals with finance, making financial management relevant to strata no challenge for us. Accountable for an extensive list of financial obligations, Citywide Strata is responsible for, but not limited to, the following financial considerations:

  • The preparation of budgets: Set out budgets for major works regarding the building and communicate them to relevant stakeholders, including tenants, for approval
  • Financial account management: Monitor all invoices and payments and ensure that any amounts owing to the executive are paid on time
  • Insurance: Citywide Strata are responsible for the sourcing of a minimum of three quotes from different insurance companies (in accordance with the Building Defect Bond Scheme 2018), selecting appropriate property insurance for the building and continuously reviewing and renewing insurance policies for the site

Citywide Strata ensures that each strata scheme outlays by-laws that are relevant and well-communicated to residents. We understand that owning a common property with a diverse residency could potentially mean an imbalance of understanding and behaviour. In saying this, we make it our responsibility to:

  • Set out rules relevant to all: Understanding the tenants’ wants is pivotal in maintaining respect to your property. Citywide outlines rules in compliance with tenants, to ensure that rules are not dissonant or oppressive to tenants.
  • Deal with all correspondence between residents: Citywide can act as the mediator between tenants who may encounter disputation.
  • Communicate with all stakeholders (including tenants and owners): Citywide believe communication is key, and when a property is shared by many, it is crucial that communication of owners and occupiers responsibilities is open.
  • Maintain the common property with due diligence: It is crucial that any Strata Management fulfil their role in maintenance. In effect, it could potentially determine tenancy for the owner.
